We purchased a block of 8 x 1br units at auction for a fair market price of $685,000 which settled on the 20th December last year. The buildings were around 30 years old and each unit was separated onto its own title. Although they had been well maintained they were dated on the inside and out and in dire need of a cosmetic facelift. We completed a $55,205 cosmetic renovation on the outside of the property and had contractors complete all of the works. We left all 8 existing tenants in place and worked around them and kept them happy. We focussed our expenditure on areas that would provide the maximum return based on our target market and were able to sell these units individually for a combined total of $952,000. That's equates to a $267,000 increase in value and a huge lump sum cash profit of $150,249 after taking into consideration all buying, holding and selling costs. CASE STUDY #2 - BUYING WITH LITTLE OR NO CASH

We also want to inspire you when we tell you that we just completed another project where we were able to buy a $385,000 property with only $17,602 cash....again without lifting a finger....but this time with great tenants paying rent into our bank account in less than three months.

We purchased another property late last year for $240,000, this time with the intention of holding the property rather than selling. Our objective is to be able to buy our investment properties to build wealth with the smallest amount of cash we possibly can. We spent $67,651 on renovations and ended up with a property with a sworn valuation of $385,000. That's a $145,000 increase in value. As part of our system we organise a valuation before we buy, so as soon as the renovations were completed the bank paid us $116,000 and reduced the amount of total cash we had invested from $133,602 down to $17,602.

So instead of buying the finished property for $385,000 and requiring a 20% deposit ($77,000) and 5% in buying fees ($19,250) and having a total of 25% ($96,250) of cash invested into our new investment property, we only had $17,602. About Elise and Dean Parker...


Not too long ago Elise and Dean were full time employees in the IT industry. Between them they were earning in excess of $130,000 per year and at the top of their game.
